As a landlord, when screening applicants who want to rent your property you MUST transform into a Private Investigator (PI). After all, once an applicant becomes a tenant you are in a legal relationship with them. You want to know as much about the person(s) as possible by using social media, google/internet searches, online tenant screening services, in-house screening surveys, etc.. Make a judgment call based on as much information as possible BEFORE you say “I DO” and give them the keys to your home. Do not take short cuts and circumvent the best practices of screening applicants. The work you put in upfront will dictate the relationship over the tenancy and your cash flow. Our experience has been that it is better to have a vacant property than a problem tenant.

Where to advertise your Rental Property?
With technology at your fingertips, there are so many options to list your rental property(s). A Landlord toolbox tip might be to create a separate email for each property address you’re advertising. Separate emails allow you to create a process to manage each property efficiently and separately. After establishing a business standard for your property create an email or phone survey to screen interested applicants before you schedule that walk through to make better use of your time. Be mindful and careful when showing your property(s). Use the buddy system and/or share your property showing schedule with someone who can check-in on you.

Applicant background screening services are the foundation of your success as a property owner along with interviewing past landlords and employers. Combine the screening reports with your gut and other potential screening measures such as visiting the applicants' current place of residence and reviewing financial statements to analyze bill-paying patterns.
